The key dates for Jurong East EC, newest first. The ones at the bottom are still to come.

1. 15 Oct 2026

   Jurong Lake District guide and news section added

   I wrote a full guide to Jurong Lake District from URA’s own documents, and started a news section with a story for each development that affects Jurong East EC. I also corrected the Jurong Region Line opening to mid-2028, as LTA now states.

2. 12 Oct 2026

   Every figure on this site checked again

   I went through the whole site again. The $18,000 ceiling comes from the National Day Rally (23 Aug 2026) and the 10-year MOP from MND (8 May 2026). I took out site figures I could not confirm. Site area and plot ratio now quote The Edge Singapore, which got them from URA SPACE.

3. 1 Oct 2026

   Canberra Drive EC draws 13 bids and a record land price

   The first EC site sold under the 10-year MOP rules. The top bid was $163.9 million, or about $825 psf ppr, the highest ever for an EC site. Provisional result, award to follow.

4. 23 Aug 2026

   EC income ceiling raised to $18,000

   Announced at the National Day Rally. It covers EC sites whose tender closes on or after 24 Aug 2026, so Jurong East Avenue 1 is included. The BTO ceiling went up to $16,000 at the same time.

5. 3 Jul 2026

   Town Hall Link white site launched in Jurong Lake District

   A 3.72 ha site with at least 40,000 sqm of offices and up to 1,200 homes, next to Jurong Town Hall. Bids close on 17 November 2026.

6. 3 Jun 2026

   Jurong East Avenue 1 listed on the 2H2026 GLS Confirmed List

   It is the only EC site in this half-year programme: 1.49 ha, plot ratio 5.0, about 735 units, with a childcare centre of at least 750 sqm. The tender is expected in December 2026. The land is the old Shuqun Secondary School.

7. 8 May 2026

   MOP becomes 10 years, and 90% of units go to first-timers

   MND changed the rules for EC tenders closing on or after 8 May 2026. The MOP is now 10 years, after which you can sell to citizens and PRs. Anyone can buy from the 15th year. First-timers now get 90% of units (up from 70%) for two years instead of one month. Second-timers get a ballot two years after launch. The Deferred Payment Scheme is gone.

   The first big land sale in the new Jurong Lake District precinct. I will post the bids here.

   HDB opens the Jurong East Avenue 1 tender

   HDB has not announced the date yet. I will update this as soon as it does.

    Admiralty Walk EC tender closes

    The second EC site under the new rules. Another price signal before the Jurong East tender closes.

    Award: developer and land price

    Expected in 2027. I will post the developer and the land price the day HDB announces them.
