EC income ceiling raised to $18,000: Jurong East EC will be among the first to use it
The National Day Rally raised the EC income ceiling from $16,000 to $18,000. It only applies to newer EC sites, and Jurong East Avenue 1 is one of them.

At the National Day Rally on 23 August 2026, the Prime Minister announced that the household income ceiling for new ECs would go up from $16,000 to $18,000 a month. The BTO ceiling went up from $14,000 to $16,000 at the same time.
Who it applies to
The new ceiling depends on when the land was sold, not when you buy. It covers EC sites whose land tender closes on or after 24 August 2026. Every EC on sale now, and the ones already awarded to developers, still use the $16,000 limit.
The Jurong East Avenue 1 site goes to tender in December 2026, so the $18,000 ceiling will apply. The same goes for Canberra Drive and Admiralty Walk.
What it means for you
- If your household earns between $16,001 and $18,000, you could not buy any EC on sale today. You will be able to apply for Jurong East EC.
- Income is checked when you submit the e-application, which for Jurong East is expected around 2028. A pay rise between now and then counts.
- The CPF Family Grant still stops at $12,000. Households above that get no grant, whichever ceiling applies.
