Jurong East EC price: what we can estimate so far
There’s no price list yet because the land hasn’t been sold. For now we can look at recent EC launches. Once the land is sold in 2027, I’ll update this page with a better estimate.

How the land price affects the selling price
Developers bid for EC land in dollars per square foot of floor area they’re allowed to build (psf ppr). Between 2022 and 2024, EC sites went for about $600 to $700 psf ppr. After building costs, financing, marketing and profit, recent ECs launched at about twice the land price.
Jurong East is a bit different from Tengah and Bukit Batok. It’s a 15-minute walk from an existing interchange and Jurong Lake District, which should push bids up. It’s also under the new 10-year MOP and $18,000 ceiling. The first EC site under those rules, Canberra Drive, closed on 1 October 2026 with 13 bids and a record top bid of about $825 psf ppr, so developers clearly still want EC land. What the Canberra Drive result means for Jurong East.

Price questions
Who won the tender for Jurong East EC and at what price?
Nobody yet. HDB should open the tender in December 2026 and award it in 2027. HDB publishes the winning bid and the developer’s name on the same day, and I update this page that day.
What land price should I expect?
EC sites sold for roughly S$600 to S$700 psf per plot ratio between 2022 and 2024. Then on 1 October 2026, Canberra Drive, the first EC site under the 10-year MOP rules, drew 13 bids and a record top bid of about S$825 psf ppr. That is the best guide we have for Jurong East.
Why are ECs cheaper than private condominiums?
Because buyers have an income ceiling, an MOP and limits on who they can sell to, the land is sold to developers with those conditions. ECs have usually launched 20 to 30 percent below similar 99-year private condos nearby.
Is there a Deferred Payment Scheme for Jurong East EC?
No. It was removed for EC tenders closing on or after 8 May 2026. You pay under the Normal Progressive Payment Scheme, in stages as the building goes up.
What is the downpayment on a S$1.4 million EC?
With a 75% bank loan, the downpayment is S$350,000. At least S$70,000 of that (5%) must be cash, and up to S$280,000 can come from CPF Ordinary Account. Buyer’s stamp duty is extra. The mortgage calculator shows the monthly instalment and whether you pass the MSR.
