Jurong East EC vs Tengah EC
Tengah ECs are on sale now under the old rules, in a town that’s still being built. Jurong East EC is about two years away, in an older estate next to Jurong Lake District, and comes under the 2026 rules.

How to decide
If your household income is between $16,000 and $18,000, only Jurong East is open to you. If you need to move in within three years, only Tengah works. If you can hold for 10 years and want to be one stop from an existing interchange, Jurong East has the better location, though we don’t know its price yet. We’ll have a better idea of the price gap after the land is sold in 2027.

Comparison questions
Which EC rules apply to Tengah ECs versus Jurong East EC?
The Tengah ECs already launched (Copen Grand, Tenet, Novo Place, Otto Place, Tengah Garden Walk) were on land sold before 8 May 2026. They keep the old rules: 5-year MOP, $16,000 ceiling, open to anyone after 10 years. Jurong East EC comes after both 2026 changes, so it has the 10-year MOP, the $18,000 ceiling and is open to anyone only after 15 years.
Which is closer to an MRT station?
The Tengah ECs will use the Jurong Region Line stations in Tengah, which open from 2028. Jurong East EC is about 500 m from Toh Guan (JRL, 2028) and one stop from Jurong East Interchange, which already has the North-South and East-West lines.
Which is likely to be cheaper?
Tengah Garden Walk EC launched in April 2026 at about $1,350 to $1,500 psf. Jurong East has no price yet. Being close to an existing interchange and Jurong Lake District, I expect it to launch higher than Tengah, but we won’t know by how much until the land is sold in 2027.
